Position Overview: The Director of Data & Analytics will be responsible for setting the strategic direction, scaling, and governing Alterra’s AI and analytics initiatives in support of its national Industrial Outdoor Storage (“IOS”) platform. This executive will partner with personnel across Asset Management, Acquisitions, Finance, and Operations to develop an industry-leading AI-focused tech stack. Essential Functions: • Set enterprise AI/ML strategy and ensure effective execution by overseeing the design, development, and continuous improvement of data pipelines, predictive models, and AI-driven tools that align with long-term growth objectives. • Translate model outputs into actionable business insights by embedding them into underwriting, forecasting, and portfolio management processes, while ensuring results are presented clearly to both senior executives and non-technical stakeholders. • Drive AI adoption across the organization in a hands-on role with high-value use cases, while also building dashboards and visualization tools to make insights accessible and usable across functions. • Oversee and optimize partnerships with external developers and technology vendors through owning vendor relationships and ensuring deliverables are completed on time and within scope. • Establish governance and accountability frameworks for data and AI by monitoring, retraining, and documenting models for reliability, scalability, and ethical use, while reporting progress and risk considerations to the Executive Committee and Board. • Lead innovation and industry positioning by evaluating emerging AI technologies. Represent Alterra at industry events, panels, and conferences to share best practices and strengthen the company’s leadership presence. Responsibilities: • Own the roadmap for enterprise-level AI/ML initiatives, ensuring measurable ROI and alignment with Alterra’s strategic plan. • Partner with Finance, Asset Management, and Acquisitions to integrate predictive analytics into investment and portfolio decision-making. • Build KPI frameworks and dashboards that monitor the business impact of AI/ML adoption. • Evaluate and oversee acquisition of new tools, platforms, and vendors that support scalability and innovation. Qualifications: • 10+ years of progressive experience in AI/ML, data science, or advanced analytics, with at least 5 years in a leadership role. Real estate industry experience is strongly preferred. • Demonstrated success in developing strategy and overseeing tactical execution of AI/ML initiatives with measurable business impact. • Proven ability to communicate technical concepts in clear terms for executive stakeholders. • Experience with Microsoft Azure platform and data visualization tools (Power BI, Tableau). • Bachelors or Masters degree in Data Science, Computer Science, or a related field preferred.
