Annual Salary: $48,184.50 - $51,577.50 Hourly: $24.71 - $26.45 Department: Planning & Preservation, Urban & Community Development Division: Zoning FLSA: Non-Exempt Job Description: This role will perform professional zoning work requiring strong technical knowledge, collaboration, analysis, and problem solving. You will also examine and process building and development plans. Examples of Duties: • Works within the Zoning Division and collaborates with other divisions, departments, intergovernmental agencies, organizations, and the public. • Implements zoning ordinances related to land use, development standards, and resource protection. • Prepares agendas, application files, and assists with public review board meetings. • Reviews building and development plans for all types of developments for compliance with zoning regulations. Identifies noncompliance on plans and correction sheets, suggesting modifications to bring plans into compliance and providing written comments to applicants. • Reviews and approves plans for new construction, alterations, and renovations for compliance with approved work and issuance of building certificates of occupancy. • Conducts site inspections to verify zoning compliance. • Researches and evaluates City permit and property information. • Receives, researches, and evaluates complaints about potential violations of zoning regulations. • Accepts applications for review and approval and maintains an electronic filing system. • Assists applicants with preparation of required documents based on submittal requirements and for zoning compliance. • Posts signs on properties for public meetings. • Responds to citizen inquiries regarding zoning ordinances and/or investigating issues. • Provides excellent customer service. • Assists customers in the Permit Center by answering questions, providing zoning information, receiving applications, and reviewing permits. • Performs other duties as assigned. Basic Qualifications: • Associate’s Degree (AA/AS) or equivalent and two years of related experience and/or training; or equivalent combination of education and experience. • Thorough knowledge of Microsoft Windows, Outlook, Excel, Access, and Word and similar software. • Valid South Carolina Driver’s License and excellent driving record. Preferred Qualifications: • Experience in customer service, planning, and land use. • Experience with specialized software and systems to include ArcGIS, Adobe Creative Suite, and permit tracking systems such as Energov, webpage management, and project management software. Other Necessary Requirements: • May require evenings, weekends, and holidays as scheduled. • In the event of major storms or other emergency situations, this position may be subject to 24-hour shifts or any other emergency schedule that is necessary to meet the City’s needs.
