RESPONSIBILITIES: - Drive the leasing process toward timely execution, including but not limited to: - Negotiates leases, renewals and expansions. - Works with legal counsel to prepare lease documents - Coordinates weekly/biweekly leasing calls and with third-party brokers and Investment teams and the distribution of leasing reports. - Coordinates space planning with prospective tenants. - Stay informed of region-specific market trends within the retail industry and identify target tenants to prospect and secure new leases. - Execute the marketing and leasing strategy. Working with the Asset Manager and Investment Leads, makes recommendations and assists in the coordination of property improvements designed to supplement the leasing process - Maintain property visibility with the local brokerage and prospect community to maximize property exposure in the marketplace. - Stay abreast of comparable properties, their pricing and competitive positions, to maximize occupancy and financial performance of company’s properties relative to the competition. - Working with Development/Construction and the Asset Manager, assists in and helps expedite the space planning process and tenant improvement process to maximize speed to lease. - Participates in the acquisition due diligence process including but not limited to; market data analysis, leasing rates, marketing strategy and leasing velocity. - Responsible for understanding and interpreting pro forma requirements and lender obligations. - Budgets expected property rental rates and leasing costs (tenant improvements, commissions and landlord costs). - Maintains stacking plans. - Joining and participating in local organizations - Deliver monthly, quarterly and annual projections and status reports as requested. SUPERVISORY RESPONSIBILITIES: - Ensures compliance with all company HR standards when dealing with employees. - Oversees the work of Leasing staff including assignment of work, setting performance expectations and providing timely and accurate feedback. - Primary oversight of relationships with third-party brokers. EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.) - BS/BA required - 7+ years of experience in retail leasing, with a proven track record of successful lease negotiations and portfolio optimization - Strong understanding of retail market dynamics, including tenant mix strategies, rental rates, and industry trends COMMUNICATION SKILL REQUIREMENTS: - Excellent negotiation skills with the ability to build consensus and influence outcomes - Exceptional interpersonal and communication skills, with the ability to cultivate and maintain relationships with tenants, brokers, and internal stakeholders. - Ability to conduct in depth analysis to make appropriate decisions and use discretionary judgment on accurate communication of information. TECHNICAL SKILL REQUIREMENTS: - Ability to calculate tenant rent structures, breakpoints, commissions, sales percentages, occupancy percentages, and square footages. - Knowledge of Salesforce CRM system and VTS - Proficient in Microsoft Office, Excel, Word and Power Point. - Knowledge of Yardi Deal Manager, or equivalent system. - Knowledge of web-based marketing software and related tools - Knowledge of document management software such as SharePoint PERFORMANCE METRICS: - Accuracy and timeliness of work product. - Compliance with company and departmental policies and procedures. - Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through. - Ability to exercise excellent judgment and discretion. - Meet and exceed goals provided. - Maximize Revenue - Achieve occupancy and Lease Rental Rates, per approved budget and proforma.
